How Missouri assessment appeals generally work (state framework reviewed 2026-08-03 from official Missouri sources): County assessors and the City of St. Louis determine true value in money. Residential real property is generally assessed at 19% of true value, agricultural or horticultural property at 12% of productive or market value as applicable, and other real property at 32% of true value. A property owner may seek informal review with the assessor and then appeal to the county or City of St. Louis Board of Equalization. An eligible appeal from the board goes to the Missouri State Tax Commission, followed by authorized judicial review.
Missouri deadline framework: Board of Equalization deadlines vary by county classification and local extension. Current state guidance identifies deadlines before the third Monday in June for first-class counties and on or before the second Monday in July for second-, third-, and fourth-class counties unless extended. A State Tax Commission complaint is generally due by September 30 or within 30 days after the board decision, whichever is later.
Local variation in Missouri: County classification, charter status, and City of St. Louis procedures affect the Board of Equalization deadline, form, submission channel, and hearing. Reassessment-cycle timing, property class, new-owner or late-notice exceptions, and any locally extended deadline require separate checks.
Before relying on a date: Resolve the county or City of St. Louis, county classification, assessment year, property class, notice and ownership history, and any informal review, then verify the current assessor and county-clerk instructions, Board of Equalization deadline and form, State Tax Commission eligibility and deadline, and later review requirements before presenting filing guidance.
