Property Tax Appeals in Riverside County, California
A Riverside County owner who disagrees with the Assessor's enrolled value can file an Assessment Appeal Application with the Assessment Appeals Division between July 2 and November 30, 2026. Riverside's Local Rules set a $30 filing fee for each application and each parcel; unlike many counties, the fee is refunded by the Clerk within 30 days if the applicant prevails at a full hearing on the merits. The county's Assessment Appeals Online system lets an owner complete the BOE-305-AH form on screen before printing, signing, and mailing it. Riverside County spans dense western-county cities near Riverside and Corona, fast-growing Coachella Valley and Temecula Valley communities, and rural high-desert and mountain parcels with well, septic, HOA, and short-term-rental characteristics that vary block by block. A property two miles away is not automatically comparable. Neighborhood code, lot size, view, age, condition, and permitted square footage should be confirmed against the Assessor's record rather than assumed from a map.
Filing process: Obtain the current BOE-305-AH Assessment Appeal Application from the Clerk of the Board, either through Assessment Appeals Online at aao.countyofriverside.us or as a downloadable form, and read the instructions before signing. File one application for each parcel and each disputed assessment, state the applicant's opinion of value, and include the $30 fee, payable to the County of Riverside. Mail or deliver the signed application to the Assessment Appeals Division, 4080 Lemon Street, 1st Floor, Riverside, CA 92501. Keep a copy of the filed application, the payment record, and proof of mailing or delivery. The Clerk provides at least 45 days' notice before a scheduled hearing, and property taxes remain due while the appeal is pending.
